The property is in the Collegetown historic district of Ithaca. The proposed design is a reconstruction of the existing building including an area for a restaurant/bar on the first floor and apartments on the second and third floors. The former building was lost due to fire damage in early 2015. Through historical research it was determined that the building had previously been damaged or extensively renovated in the past. The design intent is to combine the character of the different eras into a harmonious design. The design brought back the mansard roof from the earliest known design, but kept the brick and collegiate gothic storefront & woodworking at the street level from the previous incarnation. The design was reviewed and approved by the ILPC (Ithaca Landmarks Preservation Commission Committee).
